House Rules
- Checkin: After 4PM Eastern | Checkout: Before 10AM Eastern
- No late check-out or early check-in. If a guest does not vacate the property by 11AM on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property.
- Trip Insurance:
Please buy insurance for bad weather or any unforeseen situation outside the hosts' control. Good place to start: Generali Travel Insurance.
Note - No refunds will be made without trip insurance.
No refunds for weather/natural disasters/power/ internet / cell phone network outages/other things that are beyond our control.

Great Smoky Mountains National Park:
Weather-related road and facility closures may change throughout the day.
- The hot tub is for guests 25 and over only. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK!
- This is a NON SMOKING cabin. If you smoke outside, dispose butts in a safe and responsible manner.
- We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No 3rd Party Bookings.
- MAXIMUM OCCUPANCY - The maximum number of guests is limited to sixteen (16) people, including children over the age of two (2). If you bring more guests than accounted for on your reservation we will charge you $100 per guest over said number.
-There are outdoor security cameras in place for your protection. If you touch or tamper with the cameras you will be asked to leave the property immediately. This is for your protection!
- Security Deposit of $500 is required. The guest doesnβt pay the deposit when they make the reservation. Instead, the guest will be charged if a claim is made on the security deposit. The host will use the Resolution Center to upload documentation of the damages (like photos or receipts), and request money from the guest to fix those damages.
- MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least sixty (60) days prior to check-in.
- THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than the minimum days, the guest will be charged the minimum nights rate
- NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, however maid services are available at an additional rate.
- RATE CHANGES - Based on AirBnBs Dynamic Pricing, Rates subject to change without notice prior to booking.
- FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. We reserve the right to verify the information you provided during booking at any time during, before, or after your stay with us to ensure accuracy and veracity of the details submitted.
- WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
- STATE of EMERGENCY - No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.The day that the National Weather Service orders a state of emergency area, we will refund:a. Any unused portion of rent from a guest currently registered, b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; andc. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
- CHECKOUT Procedures:
DISHWASHER - The guest is to put all dirty dishes, utensils, etc. in the dishwasher and run it prior to departure. If dirty dishes are left behind, housekeeping has to break from a tight schedule to attend to the dishes. This will result in a minimum charge of $50 for the privilege of having the guests dirty dishes taken care of
- Oven/Stove - The guest should make certain that the oven and stove are turned off
- Beds - Housekeeping will strip the beds so there is no need for the guest to make them
- Towels - Place all used towels in the bathtub/shower. Please do not wash them
- Garbage - All garbage should be put in garbage bags, sealed, and put in the bear proof containers in the parking area. If the outside trash container is full, the garbage bags should be left in the kitchen. Garbage bags should not be left in the parking area outside of the bear proof containers
- Heating and A/C -
- Summer - Leave temperature set at 78 degrees
- Winter - Leave temperature set at 65 degrees
- Always leave fan on AUTO
- Lights - All lights should be turned off
- Furnishings - All furnishings and furnitures must be returned to their original place
- All games & puzzles should be returned to their appropriate box or container and kept in the same place as found.
- All kitchen-ware should be returned to the location originally found including appliances, dishes, cookware, glasses and utensils. The locations have been labelled for your convenience.
- Hot Tub should be covered with the provided cover whenever not in use
- Secure Property - All exterior doors and windows should be locked
- Personal Property
- The guest and parties to check cabin thoroughly for any personal items before they
leave
- The owners and housekeepers will do their best to return personal items left behind,
however, the cabin owners, housekeepers/cleaning crew, maintenance personnel or
other agents - the releasees - are not responsible for such items left behind.
- There will be a minimum of $50 handling charge in addition to shipping for any items
that the guest or their party
have left behind and wish to have returned
- Leave the cabin in a reasonable order, like how you found it. Please cleanup any major messes after yourself. We reserve the right to charge additional fees for excessive cleanup.
- Absolutely no fires or open flames of any kind including candles inside the house. The use of a candle or any type of flame will result in a $150 fine.
- No refunds for weather/natural disasters/power outages/other things that are beyond our control.
- No late check-out or early check-in without letting the host know. Should you choose to ignore or over look this rule we reserve the right to charge $100 per hour.
- Maximum Permitted Occupancy is 10. Exceeding the maximum permitted occupancy will result in a fine by both local authorities, and from the host of $500. You will also be asked to leave.
Rental Agreement will be sent for e-Signing after booking confirmation
SOME NOTES ABOUT THE MOUNTAIN LIVING:
- Cell service may be spotty.
- Some roads in the general area may be twisty and winding.
- You will likely see bugs, furry critters and wildlife (including bears!). We do maintain the property with regular pest control, but due to the surroundings, or if doors are left open, or food is left outside the house, this can attract critters.
- There are no refunds for storms or power outages. If there is a power outage, there will be no water and potentially no heat. Storms can also make roads impassable, so if a storm is in the forecast during your reservation, come prepared with water and non-perishable food, etc.
- PLEASE NOTE: Fall/Winter is ladybug season in the Mountains and these little bugs are attracted to heat, meaning your cabin and every other one out there that is warm! They will swarm to the cabin and you'll probably see them alive/dead on windowsills, in vents, etc. Rest assured that your cabin has regular pest control and is professionally cleaned, including bug removal, before and after your stay. However, these bugs come back right away and unfortunately there is nothing that can be done about them until the season passes.
Note: This is the mountains and WiFi and cell phone service can sometimes be spotty and lose service. If the internet does go out, try power cycling the router first. We highly recommend you download maps of the area offline prior to arriving.
