🏡 House Rules – Sweet Seclusion Cabin
Welcome to Sweet Seclusion by Hearth and Horizon Family Getaways! Please review the important house rules below to ensure a smooth and enjoyable stay in our pet-friendly, secluded Smoky Mountains cabin.

✅ Booking & Check-In
Guest must be 25+ to book. No third-party bookings or vacationing students without adult supervision.

Check-in: After 4:00 PM Eastern | Check-out: By 10:00 AM Eastern

No early check-ins or late check-outs. Unauthorized holdovers are subject to a $75/hour fee.

Smart Lock self check-in for your convenience.

🐾 Pet Policy
Pet-friendly cabin with 1-acre yard for your fur babies!

If you decide to bring your fur baby, please notify the host before or during booking.

A nightly pet fee applies (automatically calculated at checkout). Please include all pets in your reservation so the correct fee is applied.

Unauthorized pets will incur a $500 fee.

Please contact us before booking if you have more than 2 pets or a service animal.

Additional pet/cleaning fees apply for 3rd and 4th pets.

Pets are not allowed in the hot tub. A $500 cleaning fee will be charged if pet hair is found in the tub.

🛑 General Rules
NO smoking inside. Dispose of outdoor cigarette butts responsibly.

NO candles or open flames inside. $500 fine applies for violations.

Security Deposit: Up to $300 may be charged for damages via Airbnb’s Resolution Center.

Maximum occupancy: 10 guests (including children over age 2). Fines and eviction for over-occupancy.

Minimum stay: 2 nights; longer stays may be required during holidays.

🌦 Trip Insurance & Weather Policy
We strongly recommend purchasing travel insurance (e.g., Generali) to protect your reservation from unforeseen events or weather-related issues.

No refunds will be issued without insurance.

No refunds for weather, power outages, road conditions, or other uncontrollable circumstances.

🐞 Seasonal & Mountain Environment Notes
Expect spotty Wi-Fi and cell signal—download maps in advance.

Fall/Winter: Ladybugs may enter the warm cabin. We provide regular pest control and professional cleaning, but some presence is expected in the Smokies.

Being in the forest, wildlife sightings (insects, mice, bears) are possible. Proper food storage and keeping doors closed is essential.

🧹 Housekeeping & Fees
One-time linen/towel setup and starter kits (toilet paper, paper towels, dish soap, dishwasher pods) provided.

No daily maid service. Optional cleaning service available for a fee.

Excessive mess or cleanup will incur additional charges.

🧾 Check-Out Procedures
To avoid additional charges, please follow these simple steps:

Run the dishwasher before departure. ($50 fee for unwashed dishes)

Turn off oven/stove and all lights.

Set A/C to 78°F (summer) or heat to 65°F (winter). Leave fan on AUTO.

Place used towels in tubs/showers. Do not wash.

Bag and seal all trash and place it in bear-proof containers.

Return all furniture, games, kitchenware, and appliances to their original locations.

Cover the hot tub when not in use.

Lock all doors and windows.

Double-check for personal belongings. We’ll do our best to return items (handling + shipping fee applies).

🚫 Violation Terms
Falsified bookings or misrepresentation will lead to cancellation and forfeiture of all payments.

Written exceptions to these rules must be granted by the host in advance.

Local/state emergencies: Refunds only apply if a National Weather Service state of emergency is issued for your home location.
