🌲 Occupancy & Guests
Maximum occupancy: 10 guests, including children over 2.

Exceeding occupancy will result in $100 per extra guest and potential removal.

Primary renter must be 25+. We do not rent to vacationing students or unaccompanied minors.

No third-party bookings allowed.

💦 Hot Tub Use
Adults 25+ only unless minors are under direct adult supervision.

No alcohol, glass, or pets in or near the hot tub.

Do not use if pregnant or after consuming alcohol.

Cover the hot tub when not in use and use at your own risk.

🚭 Smoking, Candles & Open Flames
Non-smoking property indoors.

If smoking outside, dispose of cigarette butts safely.

No candles, open flames, or fire hazards inside the home. A $150 fine applies for violations.

🐾 Pets
Up to 2 small dogs (≤25 lbs) allowed with prior approval

If you decide to bring your fur baby, please notify the host before or during booking.

A nightly pet fee applies (automatically calculated at checkout). Please include all pets in your reservation so the correct fee is applied.

Unauthorized pets will incur a $500 fee.

🐾 Animal & Service Dog Guidelines (House Rules)

We’re happy to welcome pets and service animals! To keep the home comfortable for everyone, please keep these simple guidelines in mind:
1. Supervision: Animals (including service dogs) should not be left alone in the home. Even calm pets can feel stressed in a new space, and we want to avoid accidents or disturbances.
2. Cleanliness: Please take bathroom breaks outdoors (not inside with pads) and clean up after your pet right away. Bags should go in the main driveway trash can.
3. Respect for Space: We kindly ask that animals stay off the beds and furniture, unless they need to be there to support you. This helps us keep the home fresh and welcoming for future guests.
4. Health & Safety: For everyone’s safety, please ensure your animal is housebroken, up to date on vaccinations, and under leash or reliable voice control at all times.
5. Responsibility: Guests are responsible for any damages or extra cleaning needs caused by their animals.

🚫 Misrepresentation Policy

We happily welcome legitimate Service Dogs at no charge. However, misrepresenting a pet as a Service Animal is against the law and violates Airbnb’s policies.

If discovered, it will result in cancellation of your stay without refund. Security Deposit forfeited.

We will report fraudulent claims to Airbnb and the proper authorities.

Guests remain fully responsible for damages or extra cleaning costs caused by their animals.

🗑 Clean-Up & Checkout Procedures
Start dishwasher and leave all used towels in tubs/showers.

Trash in sealed bags must go in bear-proof containers in the parking area.

Return furniture, games, and kitchen items to original spots.

Lock all doors/windows, cover hot tub, and leave the chalet in reasonable condition.

Excessive mess may result in additional cleaning fees.

⚠️ Safety & Security
Outdoor security camera faces the driveway for guest protection. Tampering results in removal from the property.

First aid kit, fire extinguisher, and smoke detectors are provided.

Trip insurance is strongly recommended for weather or unforeseen events—no refunds for weather, outages, or natural events beyond our control.

🏔 Mountain Living Notes
Cell service and Wi-Fi can be spotty at times.

Wildlife is common—do not feed animals and keep food secured.

Winter guests: 4WD recommended in heavy snow; roads are plowed by the town.
